The diagram shows a survey route through a redevelopment area in Glasgow. Students counted pedestrians and recorded the condition of buildings at three sites. The former docks have been changed into apartments, offices and a museum. Table 1 records the results of their fieldwork. The study is part of a comparison between an area that received public and private investment and an adjacent street where older housing remains. The council wishes to judge whether the development has been socially inclusive.

(a) The former docks have been replaced by mixed-use development, including apartments, offices and a museum. [1]
(b) Evidence of change includes the much higher pedestrian count at the new waterfront, 86 in 10 minutes compared with 18 on Old Dock Street. The proportion of buildings in good condition is also higher, 94% compared with 42%. The higher rent, £1480 compared with £720, is a further valid comparison. [2]
(c) Higher rents may mean lower-income residents cannot afford housing and are displaced to cheaper areas. This can break up established communities and increase inequality between streets. Small independent businesses may also face higher costs. Any three effects gain credit. [3]
